The tiny European island up for sale for price of a London home

A tiny private island has been put up for sale for just over the price of an average London home.

Developers have placed Shore Island, a little patch of land located within Ireland’s Shannon Estuary, up for sale for less than £1 million.

Prospective buyers can snatch up the settlement, which is sandwiched between Limerick and Clare, two stunning Irish counties, for $920,348.06 (£759,659.89).

According to sellers Private Islands Inc., people happy to pay the price will receive 30 acres of land (0.046875 square miles), ideal for a home and farm.

And as London property prices continue to explode, the parcel of land is only a fraction more expensive than the average home people looking to live in the capital can hope to buy.

In its listing, Private Islands boasts that the land is partially developed and comes with the “shell” of an old dwelling.

The firm adds that, while it isn’t connected to the mainland, it has a reliable supply of fresh water thanks to locally installed pumps.

Shore Island currently functions for “agricultural purposes”, and is home to a family of grazing cattle, which reside on the land on a “year-round basis”.

Alongside the home and livestock, the island also hosts a “number of old ruins”, which Private Islands state “could be helpful for Planning Permission purposes to construct a habitable dwelling”.

While constructing an all-new home on the land would ultimately add to the costs, the island on its own will set people back just slightly more than the price of an average London home.

Rightmove estimates that home prices in the UK capital currently sit at approximately £720,279, £39,000 less than Shore Island.

Anyone with the funds to purchase Shore Island likely wouldn’t need to fork out much more to build a new home.

Cork builders McAreavey Construction estimate that the average cost per square foot to build a home on the Emerald Isle is between €120 (£104.32) to €180 (£156.48) per square foot.

The average home in Ireland is roughly 957 square feet, meaning that building a new house from the ground up would cost, in total, between €114,840 (£99,832.52) and €172,260 (£149,748.78).

Those hoping to buy Shore Island and a house on which to live may need to pay less than a million, roughly £909,408.67 overall.
